The downtown Boise boom in residential real estate continues. Another new apartment building is slated to join the growing list of construction projects in the city’s core.
The latest residential tower will be in what’s now a parking lot across the street from downtown’s C.W. Moore Park along Grove Street. The 6-story project comes from longtime Boise developer Clay Carley.
According to BoiseDev, like many of the new residential buildings planned for downtown, Carley’s will feature a mixed-use ground floor with space for several shops. Above that there will be 114 apartments ranging from studios to two-bedrooms.
With seven proposed residential projects poised to inject over 1,000 housing units in downtown Boise, Carley thinks there’s still plenty of opportunity in the city center. He tells the Statesman the city is actually lagging behind when it comes to downtown living options. Comparing the City of Trees to regional hubs Salt Lake City and Denver, Carley says Boise should have almost double the number of apartments and condos in its core.
Apartments in Carley’s building are going to be priced at market rates, meaning, at today’s prices, a one-bedroom would rent in the $1,300 range.
